2 Estimate validity based on the project and site remaining in the same conditions as the date of the estimate. Substantial changes to either could void the estimate and require a new one.

Frequently asked questions
A few things worth
knowing up front.
Are the turn classes fixed packages?
No. Light, Standard, Heavy, and Rehab describe the property’s condition and likely planning window. The actual scope and quote are built around the property.
Are the planning windows guaranteed?
No. They begin after scope approval and contract acceptance and can change with property condition, discoveries, materials, owner decisions, access, or owner-direct vendor schedules.
Do you provide cleaning, landscaping, or licensed specialty trades?
Those remain separate owner-direct services. You hire and pay those providers directly. 18:14 can coordinate access and sequence its own work around them so dependencies stay visible.
Can I hire 18:14 just for painting?
Yes. Standalone interior repaint projects can cover a room, defined areas, multiple rooms, or a full interior. When painting is part of returning a property to ready condition, it stays inside the turnover scope.
What happens if the scope changes?
Hidden conditions or requested changes are documented and approved before they are added to the work order. Approved changes may affect both price and schedule.
What does the workmanship warranty cover?
Covered self-performed 18:14 labor carries a 12-month workmanship warranty. Owner-direct vendors, manufacturer product failures, abuse, water intrusion, structural movement, pre-existing conditions, and third-party alterations are outside that coverage.
Where do you work?
18:14 is Nampa based and Canyon County first, including Nampa, Caldwell, Middleton, and surrounding Canyon County. Other Treasure Valley projects may be accepted based on scope and location.
